Apartments & Condos for rent
The price which we put in each property are the start-up price from lowest floor. In Phnom Penh, it is more expensive for apartments on the higher floor. So the exact price could be a little bit more around 5% to 15% depend on the floor level or how landlords of each building requires.
The price of properties either for rent or sale, it ranks high from the independence Monument area and further cheaper. Although the price is similar between South and North of Independence Monument. But the taste of area is different. North part is a little bit quieter than South. But greener. At the South has more coffee shops, restaurants, fast-food shops, hospital, international school and super market than the north. The rent or sale price in area at the east of Monivong Blvd are around 20% to 30% higher than the west.
Another lively area is around Russian market or a little bit south-east of market. This area now has more and more modern coffee shops, Western and Chinese restaurant, mart and super market.
In Toul Kork , Aeon Mall Sen Sok area & CamKo area, the life style is more as local. The nice place to shop or have food is at Aeon Mall Sen Sok (Aeon Mall 2) or area around, along street 315 or in TK Avenue or along some important streets in area.
Houses & Villas in gated community for rent
In Phnom Penh nowadays, to live in gated community (It is called Borey in Khmer) is very popular. Developer started to build the closed gate community with share garden and plants to make the area green that make the living environment much nicer. There are many Boreys in Phnom Penh, especially at the edge of city around CamKo area, along National road number 1, Diamond Island or Bassac Garden City in Tonle Bassac area. Most of that kinds of houses and villas are furnished with 24/7 security guard.
Mostly it is in business center building along important street and Blvd. Price rank from 7$-25$ per square meters depend on location and condition of building.
In Phnom Penh, many companies or organizations used unfurnished private villas as office too. And price also similar by starting from around 7$ per square meters up to around 25$ per square meters for the kind of villas which could use as shop to target walk in clients.
How to rent?
There are some difference conditions of renting difference properties in Phnom Penh.
To rent an apartment or a condo unit, you need to sign a lease agreement, required deposit 1 or 2 months, pay the rent advance with a copy of client’s passport and visa. Payment by cash is easier here. The owner of property prefers to rent for a year. But they also ok for 6 months lease or a little bit shorter for some kind of apartments or condos which are difficult to find client who could afford their price.
To rent a house or villa, you need to sign a lease agreement at least a year, required 2 to 3 months deposit, pay the rent in advance and a copy of passport and visa.
To rent an office space or villa to use as office, you need to sign a lease agreement at least 1 year or some owners need at least 2 years, required deposit 2 to 3 months, pay the rent in advance.
Condos and renovated town-house for sale
Expats could own the condo unit in Cambodia with maximum 70% of area of whole building.
