Phnom Penh Area Guide: BKK2 & BKK3
Boeng Keng Kang Ti Pir & Boeng Kang Ti Bei commonly referred to as BKK2 & BKK3, are in the neighborhood of BKK district, bordering BKK1, inside 2 main roads of Sihanouk and Monivong Blvds. BKK2 is situated between Olympic Market and Moniving Blvd. Whereas BKK3 lies West of BKK1 and North of the Russian Market.

The sections are low-key BKK1, offering the same convenience and accessibility, but at a lower cost. The last few years saw rapid housing developments in BKK2 & BKK3 to cater expats population overflowing from BKK1. Despite bordering, these 2 sections are less populated and more affordable.
Housing Rental Market
The sections offer more affordable housing options – 30% lower, despite being located only 3-5 minutes’ drive from major establishments in BKK1. It varies from low-cost basic apartments to mid-range and high-end options with modern facilities and amenities to accommodate your demand.

Outstanding residential buildings include Urban Palace, Viriya, Agile Residence, Pring Apartment, and Talika Residence. In terms of commercial properties, BKK2 & BKK3 offers small retail spaces targeting local customers. At the moment, KYI Center is the highest quality office available, and a few grade C office options.
In case you are on a budget, there are several good options available, shall you wait for the right timing.
Livability
BKK2 & BKK3 can access everything BKK1 has to offer within a short drive. The difference between the two neighborhoods is that BKK1 is filled with foreigners while BKK2 & BKK3 have more local residents. Its affordability leads to a diversity of residents from foreign exchange students, to interns, NGO employees, young professionals, local residents, and those who seek less traffic and noise.
There ain’t much to explore during the daytime within these 2 sections, apart from coffee shops and Tuol Sleng Genocide Museum. When the dark falls, things get a bit more exciting, there are plenty of local restaurants serving hotpot & BBQ, a few pubs and lounges along, or a few streets down from Street 310. 360 Plaza should be on your list if you are hunting for an upscale food and drink hub.
Nightlife
There ain’t much to do in these 2 sections of the district. If you need a nightlife scene, you may need to order a Grap or PassApp, which takes you a 5-10 minutes’ ride to BKK1, Russian Market, Bassac Lane, or Riverside.
