Chroy Changvar is a rapidly developing satellite city in the northeast of Phnom Penh, at the confluence of the Mekong and Tonle Sap Rivers. Chroy Changvar is the name of both the district and the peninsula it encompasses.
The once marshy area is now a new residential and commercial hub. The development of Chroy Changvar was driven by the housing demand due to the growing population of Phnom Penh. It becomes home to a number of high-rise apartments, condominiums, and office buildings. There are also a number of shopping malls, restaurants, and bars in the area, helping to transform the northeast part of Phnom Penh into a modern and vibrant district.
The district covers 5 communes. It includes Chroy Changvar, Preaek Lieb, Preaek Ta Sek, Kaoh Dach, and Bak Khaeng. Meanwhile, the most popular commune for expats is Chroy Changvar due to its convenience and proximity.
Housing Rental Price
Chroy Changvar doesn’t offer you many options, despite numerous new housing developments. However, if you are looking for a more green and quiet neighborhood than central Phnom Penh, then the district is your ideal option. The apartment options range from mid-range to high-end.

There is also a gated community in Chroy Changvar commune, called “Borey Sopheak Mongkul”, offering affordable housing options ranging from $800 – $2,500, depending on size, number of bedrooms, and conditions of the house. To bear in mind as well, most of the villas are old and fitted with pieces of wooden furniture.
Further from Chroy Changvar communes, there are many gated residential community developments along National Road 6, absorbing an influx of population and commercial developments to the district.
Livability
Chroy Changvar can be defined as a new face of Phnom Penh, located across the bridge from Central Phnom Penh. It has gone through rapid development in the last decade and has become one of the most desirable to live.
The neighborhood provides midrange to high-end housing options. In terms of convenience, it is also relatively good. You can find a number of supermarkets and fresh food markets within a short drive.
